Kitchens
Your fully fitted kitchen will be from a range of units with co-ordinating work tops and wall tiling. An integrated electric oven and microwave or double-oven, gas or electric hob, extractor hood, dishwasher, fridge/freezer and washing machine will also be provided along with feature lighting. Early purchasers will have the opportunity to discuss their requirements with our kitchen design consultant.
Bathrooms
Sanitary ware will be from a range of traditional and modern styles. Wall tiling will be carried out to dado height in bathrooms and to full height in shower cubicles. Shaver sockets and wall mounted mirrors will also be fitted.
Windows & Doors
Windows and doors will generally be hardwood timber framed with double glazing. Solid panel doors will generally be hardwood tongue and groove to take paint finish or varnish. Internal doors will generally be redwood tongue and groove or panelled doors to take paint finish. Half-glazed feature doors will provide additional light to selected areas.
Sun-rooms
The sun-rooms are timber framed with a low-profile, insulated roof, are double glazed and provide access to garden areas. The under-floor heating extends into the sun-rooms.
Decoration
Throughout, the decoration will be kept simple and will generally be painted off-white. Walls and ceilings will be smooth finished. Skirtings and facings will be finished in white satin. Any feature timbers will be clear varnished.
Heating & Hot Water
High performance LPG gas-fired boilers are being installed to provide hot water and to feed the under-floor heating system. This provides for a very comfortable environment that is economical to run and leaves walls free of radiators. The system will be easily regulated via a control panel and room thermostats.
Garages & Car Parking
Detached houses will have their own double lock-up garage with water, power and light. Steading conversions each have two private parking spaces.
Factoring
A property factor will be appointed by the Developers. The factor will arrange for the maintenance of communal landscape areas and other common areas and the payment of common responsibilities. Home owners will be fully involved and empowered in all such matters.
Waste Water Management
Whitsomehill Mains has its own award-winning Natural Ecological Water Treatment System (NEWTS). This is a tried and tested, reed-bed system for treating surface and foul water. As a result of this environmentally friendly feature, proprietors are not charged for sewerage on their Council Tax bills.
