Premier Guarantee for New Homes is the new home warranty offered by MD Insurance Services Ltd, underwritten by Lloyd’s Syndicate 4472 (Liberty Syndicates), provided free by Mercat Cross, for a period of 10 years, on newly built and renovated homes at Whitsomehill Mains. It is different from the cover provided under normal buildings and contents insurance. All homes covered by the warranty are insured for a wide range of structural defects that could occur during the first ten years after construction. It ensures that any structural problems that might happen during this period will be taken care of with the minimum of fuss.*
The Premier Guarantee meets the Council of Mortgage Lenders exacting standards and is included in Part 1 of the CML Handbook. It is widely supported and recognised by mortgage lenders and banks.
In all newly constructed and converted houses, a process of “drying out” will naturally occur. As the house is lived in and heated, the timbers and plaster will shrink and small cracks will appear. These are not structurally important and are easily cured in the normal process of redecoration. Neither the Developer not Premier Guarantee are legally liable for such redecoration.
Each new home is inspected by a Premier Guarantee appointed surveyor at regular intervals during its construction. On completion, a final inspection is arranged and, on passing, a certificate of approval is produced. Premier Guarantee will then issue a certificate of insurance on the first sale of the property or within 12 months of the certificate of approval, whichever is sooner. The policy starts on the date stated in the certificate of insurance, not the date you moved into your new home.
The Premier Guarantee does not provide cover against any claim that is insured elsewhere or by a household insurance policy (eg. storm damage to roof tiles).
If the property is sold while the Premier Guarantee is still in force, the benefit of the rest of the cover transfers to the new owner. The current owner should pass the Premier Guarantee documents to the new owner and advise them to contact Premier Guarantee with their details.
